What Is a Commercial Loan?

A commercial loan is used to finance income-generating real estate such as office buildings, retail centers, warehouses, and multifamily properties (5+ units). Unlike residential loans, commercial loans are structured for business and investment purposes.

With commercial loans, the funding is asset-based and fast, focused on the property’s value and potential, not your income or W2.

How Does It Work?

Hard Money Lending (HML) works by evaluating:

  • The property’s current or future value
  • Your experience and equity
  • Exit strategy (buy, sell, refinance, lease-up)

Once the deal is underwritten and approved, funds are released—often within 7–14 business days. Most commercial loans are interest-only for 6–24 months, giving you time to execute your strategy.

Example:

An investor is purchasing a vacant retail strip center for $1.5M and needs $300K in rehab. Because the property has no current cash flow, banks won't lend. We step in with an HM Loan covering 70% of the purchase and 100% of the rehab. The investor renovates, leases up, and refinances within 12 months.
